The design process is the exciting next step in creating your dream home with Kendall Homes. During a three-hour appointment with a designer at our design center, you'll bring your vision to life by choosing every detail that makes your home truly yours. From selecting the perfect kitchen cabinets and flooring, to picking the ideal tile, hardware, appliances, backsplash, and countertop. You'll have the option to select from our standard selections or upgrade to find your perfect style. Our expert designers will guide you through the process and help you make the best choices for your needs and preferences. After the appointment with the designer, you'll have the opportunity to fully customize your home's system with Home Pro, selecting everything from ethernet cables to a surround sound system. Finally, with your sales consultant, you'll discuss any additional upgrades, such as a tankless water heater or additional electrical items. Your sales consultant will provide all the information you need to make informed decisions and ensure your home is everything you've always wanted it to be. Please note that a 50% deposit is required on all upgrades before construction begins and will be credited back to you at closing. This deposit helps secure your upgrades and ensures they'll be available when it's time to build your home. So take the time to carefully consider your options and make your selections with confidence, as this exciting design process is the first step in creating a home you'll love for years to come.

4 | Finishing Touches |

Building your dream home is an exciting journey full of excitement and happiness. It's the beginning of a new chapter in your life and you want everything to be perfect. That's why your builder will take extra care to make sure that every detail of your home is exactly as you envisioned. Your builder will start by confirming the plan and elevation of your home. They'll go over any options you've added and upgraded selections, making sure that everything is in line with your vision. Your sales consultant will provide a decorator selection sheet of your selections and any change orders associated with your home, ensuring that everything is accounted for. To make sure that you're completely satisfied with your home, your sales consultant will schedule a pre-construction meeting with you and your construction superintendent (if applicable). This is a crucial step in the building process as it allows you to go over every aspect of your home and make any necessary changes before construction begins. Please note that changes to your home WILL NOT be allowed after this meeting, unless items are on backorder and/or are no longer available. If the change is absolutely necessary, the change will be addressed on a case-by-case basis and a change fee will be incurred. However, this is not standard practice. So be sure to double check everything with your construction superintendent and sales consultant during the meeting. The next step is deciding which path is right for you - do you need a home soon, or are you looking to build and truly make your new home your own? If you need a home quickly, our move-in ready homes may be the perfect fit. These homes are constructed with you in mind - they are beautiful, elegant, and waiting for you to make them your own. On the other hand, if you're looking for a more customized experience, consider a "build job." In a build job, you'll get to choose the exact lot, the floor plan, and even personalize the details of your home - from the cabinets and countertops to the light fixtures and paint colors.

2 | Your Buying Power |

Determining your buying power is a crucial step in finding your dream home. Kendall Homes offers a seamless process by providing the option to meet with one of our preferred lenders to determine the best loan program for you. Our lenders are experienced and knowledgeable and will help you find the right loan program to fit your financial needs and budget, whether you prefer to purchase the home in cash or apply for a loan. You can also visit our Loan Programs Explained page on our website for a comprehensive overview of the different loan programs available, their eligibility criteria, and the pros and cons of each program. Once you've determined your buying power, it's time to select the perfect lot and floor plan that fits your family's needs. We offer a wide range of options, from the perfect location to the exterior elevation, and even the brick or stone that will adorn the front of your home. Our team of experts will help you every step of the way, ensuring that you are confident and informed throughout the entire process. After making these important decisions, you'll review a contract with your sales consultant, pay a deposit in earnest money, which will be credited back to you at closing. This deposit secures your home and marks the beginning of your journey.
