Your Home Building Journey
Building Value For You
Stage 0
Building your dream home is an exciting journey full of love, enjoyment, and happiness. It's the beginning of a new chapter in your life and you want everything to be perfect. That's why your builder will take extra care to make sure that every detail of your home is exactly as you envisioned.
Your builder will start by confirming the plan and elevation of your home. They'll go over any options you've added and upgraded selections, making sure that everything is in line with your vision. Your sales consultant will provide a decorator selection sheet of your selections and any change orders associated with your home, ensuring that everything is accounted for.
To make sure that you're completely satisfied with your home, your sales consultant will schedule a pre-construction meeting with you and your construction superintendent (if applicable). This is a crucial step in the building process as it allows you to go over every aspect of your home and make any necessary changes before construction begins. Please note that changes to your home WILL NOT be allowed after this meeting, unless items are on backorder and/or are no longer available. If the change is absolutely necessary, the change will be addressed on a case-by-case basis and a change fee will be incurred. However, this is not standard practice. So be sure to double check everything with your construction superintendent and sales consultant during the meeting.
Once everything is set in stone, your lot will be staked and cleared, making way for the foundation of your dream home. The pad will be built, compacted, tested, and temporary power will be ordered. This process typically takes 1 to 2 weeks (weather permitting) and it's an exciting time as you see your dream home start to take shape.
Stage 01
As you embark on the journey of building your dream home, the first step is to make sure that you have a solid foundation for your house. The survey company will come to your lot and confirm its boundaries, as well as stake out your lot and home corners. This step is crucial in ensuring that your home is built to your specifications and that you have the correct amount of space.
Next, your form boards will be set and filled in with dirt if needed to prepare the base for the foundation. This process takes around 1 to 2 weeks, weather permitting. This may seem like a small step in the grand scheme of things, but it lays the foundation for the entire structure and sets the stage for the exciting journey ahead. With each step, you are one step closer to turning your dream home into a reality.
Stage 02
Ah, the exciting moment has finally arrived, the foundation of your dream home is taking shape. First, the plumbing grounds are installed, preparing the way for the foundation make-up process. This is where the outline of your future home begins to take form, as the foundation is shaped, constructed, and made ready to receive concrete, following the engineer's plan to the letter. Every step is taken with care and precision to ensure that your foundation is solid and secure.
While the foundation is being made, any necessary electrical conduit is also being installed, waiting to be utilized later. The pre-pour inspection is completed by an on-site agent of the foundation's engineering firm, double-checking that everything is up to code and exactly as it should be.
It's amazing to think that the foundation of your home is being created right before your eyes, in just a matter of 1 to 2 weeks (weather permitting). It's a process that takes time and patience, but the end result is worth it, as it sets the foundation for your dream home to come to life.
Stage 03
As the journey of building your dream home continues, it's time to pour the foundation. This is an exciting moment, where the solid foundation of your home will take shape. With a representative from the foundation's engineering firm on-site, you can be sure that every detail is being taken care of and that your foundation will be poured to exact specifications.
As the foundation cures, it's time for the form boards to be removed and for a rough grade to be completed. This step is crucial for ensuring proper drainage and the safety of your home for years to come. The time frame for this step is about 1 to 2 weeks, weather permitting. With every step, you are one step closer to moving into your beautiful new home, filled with love, happiness, and memories to last a lifetime.
Stage 04
As you continue your journey towards creating the home of your dreams, you're now entering into the stage where you can start to see the shape of your future home taking form. The magic of this stage is that the frame of your home is finally constructed, and with each board and nail, you can feel the excitement building within you. The plumbing top out is also completed, which sets the foundation for the rest of your home's plumbing systems to be installed. The cornice, windows and exterior doors are then fitted into place, making your home look even more like a complete structure. Finally, the Techshield roof decking is installed, which protects your home from the elements and helps keep it warm and cozy, just as you had always imagined it to be. All of this is completed within the next 1 to 2 weeks, weather permitting and based on the size of your home.
Stage 05
As you continue on your journey of building your dream home, Stage 5 marks a pivotal moment in the construction process. The roof of your home is finally starting to take shape. The installation of the synthetic underlayment, shingles, and appropriate roof flashings will create a protective layer that will keep you and your family warm and dry for years to come.
While the roof is being completed, your cabinets will be measured, ordered, and put into production. This is a crucial step that will make your home feel truly unique, as you picked out the style, color, and design of the cabinets that will adorn your kitchen and bathrooms. This is an exciting moment, as you see the elements of your dream home starting to come together and take shape.
With the completion of Stage 5, you'll be one step closer to moving into your new home and starting a new chapter of your life. Whether it's cooking in your kitchen, relaxing in your living room, or just simply enjoying the view from your roof, this is the moment you've been waiting for. The time frame for this stage is estimated to be 1 week, weather permitting.
Stage 06
The next exciting chapter of your dream home journey begins with the installation of your remaining mechanical roughs! The HVAC system will be expertly installed, creating a cozy and comfortable environment inside your home. Then, your electrical and structured wiring roughs will be carefully added to the mix, bringing even more life and energy to your home. If your home is located in an area that requires a borate termite treatment, or if you have added it as an option, this will be done at this time to ensure the protection and longevity of your beautiful new home. This thrilling step in the building process will take approximately 1 to 2 weeks to complete, weather permitting, so hold tight and watch your home come to life!
Stage 07
The journey of building your dream home reaches a thrilling milestone as the focus shifts towards ensuring everything is perfectly in place. This stage in the journey is crucial, and any noted deficiencies must be corrected before construction can continue. But once all the inspections have been passed, your home will be sealed with poly-cell foam and batt insulation, ready to move on to the next exciting stage of the journey. As the interior comes to life, the exterior of your home will also undergo some exciting changes. With the home ready to receive permanent power, your permanent power will be ordered, ensuring that every aspect of your home is powered up and ready for use.

Your builder will conduct a "punch-out" of your home, a thorough inspection of all its features, to make sure everything is in order. This is followed by final code and energy inspections, which will make sure your home meets all necessary regulations and standards. If any deficiencies are found, they will be promptly corrected and reinspected, until your home passes with flying colors. After all inspections are completed, your home will receive a certificate of occupancy, a legal document that confirms it is safe for you and your loved ones to inhabit. This stage of construction usually takes 1 to 2 weeks, but the satisfaction of knowing your home has passed all the necessary inspections is priceless. With the certificate of occupancy in hand, you're just a few steps away from moving in, and starting the next chapter of your life in the comfort of your very own home.
Stage 15
The final stage in building your dream home is here! After months of careful planning and construction, it's time to finally take a step inside and explore your new living space. Your builder, along with your sales consultant, will lead you on a personalized tour of your home. They will introduce you to all the features, functions and details of your home, answering any questions you may have and making sure you feel comfortable in your new space.
If you wish to conduct an outside inspection, that inspection report MUST be completed and submitted to the builder PRIOR to your introduction walk. During the walk, your builder and consultant will be eager to hear any feedback you have, making a list of any items that need to be addressed before your closing.
After everything is checked and double checked, you will sign your buyer walk list outlining all agreed-upon items, needing to be remedied. By signing it, you are not indicating that they've all been repaired, only that it is a comprehensive list of items that need to be rectified before your closing. You will be marking the final step in your journey of building a home that perfectly fits your needs and dreams. Congratulations on reaching this exciting milestone!
